Estimates and Pricing

All estimates are provided free of charge and are based on visible conditions during inspection. Estimates are valid for 30 days unless otherwise stated. Final pricing may adjust due to unforeseen site conditions (e.g., hidden damage, tree roots, utility issues), changes in project scope, material cost fluctuations, or additional NYC agency requirements. Any changes will be documented in a written change order and require your approval before proceeding.

Permits and Regulatory Compliance

Property owners are legally responsible for maintaining safe sidewalks under NYC law. We assist with obtaining necessary permits from NYC DOT (required for most repairs exceeding 25 square feet or to resolve violations) and other agencies. Permit approval timelines are controlled by city authorities and may cause delays beyond our control. We ensure all work meets current NYC codes, ADA accessibility standards, and DOT specifications. You agree to provide access and cooperate as needed for inspections and approvals.

Project Timelines

Estimated start and completion dates are provided in good faith but are not guaranteed. Delays may occur due to weather, material shortages, city inspections/approvals, permit processing, unforeseen site conditions, or other external factors. We are not liable for delays caused by these circumstances, but we will communicate updates promptly and work diligently to minimize impact.

Payments

Payment terms (e.g., deposit, progress payments, final balance) will be clearly outlined in your written agreement or proposal before work begins. We accept secure payment methods. Failure to make agreed payments on time may result in work suspension, additional fees, or project termination. All payments are non-refundable once work has commenced, except as otherwise agreed in writing.

Limitation of Liability

To the fullest extent permitted by New York law, NY Vanta Contractors shall not be liable for indirect, consequential, incidental, punitive, or special damages arising from our services, including but not limited to lost profits, business interruption, or property damage outside the agreed scope. Our total liability shall be limited to the amount paid for the specific services in question. This limitation does not apply to liability for gross negligence, willful misconduct, or as required by law. We carry appropriate insurance, and certificates are available upon request.
