Most masonry calls start with a symptom rather than a cause. A damp bedroom wall is rarely a bedroom problem. It is usually a cracked coping stone, a rusting lintel, or an open parapet joint three floors above. We start by finding where water actually enters and what is carrying load, then scope the repair around that. That means we sometimes tell an owner the facade is fine and the real fix is a coping replacement, and sometimes we tell them the opposite. Either way, the estimate reflects the condition of the building rather than the easiest sale.
That matters most on Local Law 11 work. Under FISP, buildings over six stories must be inspected every five years, and once a facade is filed Unsafe, repairs are due within 90 days with an amended report two weeks after completion. A late filing runs $1,000 per month, and a SWARMP condition left uncorrected becomes an Unsafe violation in the next cycle. We work directly with your QEWI so the repair scope matches what was filed and the shed comes down on schedule instead of renting by the month.
